*Residential Assistant Property Manager**Job Description**SUMMARY*The purpose of this position is to support the Property Manager and operation of all residential real estate. He/she will be responsible for a broad range of property management and operation responsibilities.*Duties/Responsibilities** Monitor building occupancy and lease schedules.* Preparation of real estate documents to include, leases, lease amendments, release of liens and other property related documents.* Review vendor contracts when up for renewal.* Review financial performance of the property.* Respond to tenant/building issues regarding building maintenance and troubleshooting for tenants to include dealing with a high volume of telephone calls from tenants and effectively communicating and scheduling with proper personnel or maintenance to schedule necessary work or repairs.* Schedule routine maintenance for the building.* Oversee the maintenance of access card systems and key distribution* Preparation of collections letters for annual CAM/NNN adjustments on properties and follow up to be sure accounts are brought current after annual adjustments have been made.* Review for completeness and maintain legal documents for residential property.* Maintain tenant and vendor files both electronically and hard files.* Direct maintenance staff and follow up with maintenance staff on tenant requests.* Maintain good relationships between tenants.* Oversee, coordinate, and participate in small "special projects" as directed by the property manager or building ownership.* Available to tenants during off hours by cell phone for issues that need to be addressed during off business hours and as a backup for building emergencies and after hours.* Oversees the billing and collection of rents from tenants as directed by Property Manager.* Answer Property Phone and respond to all inquiries and messages in a timely manner.*QUALIFICATIONS: ** General real estate knowledge.* Ability to work with a variety of data and information.* Leadership and Management skills in the real estate environment including strong financial management, communication, interpersonal and team building skills.* Excellent decision-making skills regarding tenant issues and people development.* Excellent communication skills, both verbal and written.* Advanced computer skills to include experience in Microsoft Word, WP8, Excel, and AppFolio.* Detail oriented with attention to accuracy.* Organizational skills and ability to handle multiple tasks.* Strong work ethic.* Accounting skills.* Ability to work independently, with little supervision.* Ability to take initiative.* Minimum of 2 years' experience in Property Management.*SALARY AND BENEFITS INFORMATION** Competitive Compensation* Health Care - Medical/Dental/Vision/Prescription Drug Coverage* 401(k) with Company Matching Contributions* Flexible Spending Accounts (FSA)Job Type: Full-timeSalary Range: $16 to $19 per/hour based on experience_The O'Neil Group Company is an Equal Opportunity Employer._Job Type: Full-timePay: $16.00 - $19.00 per hourBenefits:* 401(k)* 401(k) matching* Dental insurance* Flexible spending account* Health insurance* Life insurance* Paid time off* Professional development assistance* Vision insuranceSchedule:* 8 hour shift* Monday to FridayCOVID-19 considerations:Personal choice unless required by law.Ability to commute/relocate:* Pueblo, CO 81003: Reliably commute or planning to relocate before starting work (Required)Experience:* Property management: 2 years (Required)License/Certification:* Driver's License (Required)Work Location: One location
